Compare cash flow available for debt service with scheduled principal and interest payments.

Cash flow available during the measurement period to cover scheduled principal and interest. Positive, zero and negative amounts are valid; enter CFADS directly because lender definitions vary.

Use the component mode to add principal and interest, or enter a total provided for the same period.

Required principal repayments during the same measurement period. Negative values are not valid.

Required interest payments during the same measurement period. Negative values are not valid.

Example Debt Service Coverage Ratio Calculation

Static example: Cash Flow Available for Debt Service = $300,000; Scheduled Principal Payments = $150,000; Interest Payments = $50,000. Total Debt Service = $150,000 + $50,000 = $200,000. DSCR = $300,000 ÷ $200,000 = 1.50x. Debt Service Surplus = $300,000 − $200,000 = $100,000. The business generates approximately $1.50 of available cash flow for every $1.00 of scheduled principal and interest payments. This is an example, not a lender benchmark.

About this calculator

What Is DSCR?

Debt Service Coverage Ratio (DSCR) compares Cash Flow Available for Debt Service (CFADS) with scheduled debt-service payments for the same measurement period.

DSCR Formula

DSCR = Cash Flow Available for Debt Service ÷ Total Debt Service. Total Debt Service = Scheduled Principal Payments + Interest Payments. Calculations use the entered amounts without rounding intermediate results.

What Is Cash Flow Available for Debt Service?

CFADS is the cash flow available to meet debt obligations before scheduled principal and interest payments for the measurement period. Enter it directly. Banks, lenders and analysts may define available cash flow differently depending on the financing agreement and analysis; this calculator does not treat CFADS as automatically equivalent to EBITDA, EBIT, net income or operating cash flow.

What Is Total Debt Service?

For this calculator, Total Debt Service is required scheduled principal repayments plus required interest payments during the same measurement period. Loan agreements and lender calculations may include other components or define payment obligations differently.

Keep Measurement Periods Consistent

CFADS and debt-service payments need to cover comparable periods. Compare annual CFADS with annual principal and interest, or quarterly CFADS with quarterly debt service. Do not compare annual CFADS with monthly payments unless the payments are converted to the same period.

What Does DSCR Above 1.00x Mean?

A DSCR above 1.00x means entered CFADS exceeds entered scheduled debt service; the difference is a calculated surplus. A higher ratio indicates more available cash flow relative to those payments. It does not automatically establish borrower safety, lendability or covenant compliance.

What Does DSCR of 1.00x Mean?

A DSCR of 1.00x means entered CFADS approximately equals scheduled principal and interest. Under those inputs there is little or no calculated excess coverage. The comparison alone does not determine a lender decision.

What Does DSCR Below 1.00x Mean?

A DSCR below 1.00x means entered CFADS is less than scheduled debt service and the calculation shows a shortfall. It does not by itself establish borrower default; liquidity, additional financing, payment timing and lender definitions may also matter.

What If Cash Flow Is Zero or Negative?

With zero CFADS and positive debt service, DSCR is a valid 0.00x and the calculated shortfall equals the entered debt service. Negative CFADS produces a negative mathematical ratio and a shortfall; it means the entered measure is below zero before scheduled debt service, not a normal positive coverage multiple. Debt Service as % of CFADS is N/A when CFADS is zero or negative.

What If Debt Service Is Zero?

If both required principal payments and interest payments are zero, the conventional ratio is N/A because there is no debt-service denominator. It is not an infinite result. CFADS, payments and the calculated surplus or shortfall are still displayed.

Do Lenders Use the Same DSCR Definition?

No single lender definition or minimum applies universally. Credit agreements may set their own CFADS, debt service, measurement periods, adjustments and covenant requirements. Review the applicable financing documents; this calculator does not determine covenant compliance or loan eligibility.

DSCR vs. Interest Coverage

DSCR compares CFADS with scheduled principal plus interest. Interest Coverage compares EBIT (Earnings Before Interest and Taxes) with interest expense only. EBIT and CFADS are distinct measures; the live Interest Coverage Ratio Calculator covers that separate interest-only metric.

DSCR vs. Debt-to-Equity

DSCR compares available cash flow with debt-service payments. Debt-to-Equity compares interest-bearing debt with owners’ book equity to describe capital structure. The live Debt-to-Equity Ratio Calculator measures that different relationship.

DSCR vs. Debt-to-Assets

DSCR measures available cash flow relative to debt service; Debt-to-Assets compares interest-bearing debt with the balance-sheet asset base. The live Debt-to-Assets Ratio Calculator covers that leverage comparison.

DSCR and Financial Health

DSCR is one cash-flow comparison, not a complete financial-health or lending assessment. Consider leverage, liquidity, profitability, working capital, debt structure, payment timing, cash-flow volatility and financing agreements. No single ratio determines financial health or loan eligibility.

Frequently asked questions

What does DSCR stand for?

DSCR stands for Debt Service Coverage Ratio. It compares Cash Flow Available for Debt Service with scheduled principal and interest payments for a comparable period.

How do you calculate DSCR?

Divide Cash Flow Available for Debt Service (CFADS) by Total Debt Service. In this calculator, Total Debt Service equals Scheduled Principal Payments plus Interest Payments.

What is included in total debt service?

This calculator includes scheduled principal repayments and interest payments required during the measurement period. Loan agreements or lenders may define debt service differently.

What is Cash Flow Available for Debt Service?

CFADS is the cash flow available to meet debt obligations before scheduled principal and interest payments. Lenders and analysts may define it differently; it is not automatically interchangeable with EBITDA, EBIT, net income or operating cash flow.

Is DSCR the same as Interest Coverage?

No. DSCR compares CFADS with principal and interest. Interest Coverage compares EBIT with interest expense only. EBIT and CFADS are different measures.

What does DSCR above 1 mean?

Entered CFADS exceeds entered scheduled principal and interest payments. The calculation shows a surplus, but this alone does not establish borrower safety or loan eligibility.

What does DSCR below 1 mean?

Entered CFADS is less than scheduled debt service, producing a calculated shortfall. It does not by itself prove default.

What happens if debt service is zero?

The conventional ratio is N/A because there is no debt-service denominator. It is not an infinite result.

Can DSCR be negative?

Yes. Negative CFADS and positive debt service produce a negative mathematical ratio, indicating that the entered cash-flow measure is below zero before scheduled payments. It is not a normal positive coverage multiple.

What is a good DSCR?

There is no universal threshold. Required coverage depends on lender, industry, loan type, collateral, borrower risk, cash-flow stability, economic conditions and covenant definitions.

Do all lenders calculate DSCR the same way?

No. Lender and credit-agreement definitions of available cash flow, debt service, periods and adjustments may differ. Consult the relevant financing documents.

Should principal repayments be included in DSCR?

Generally, DSCR considers total debt service, including principal and interest. This calculator explicitly adds the scheduled principal and interest amounts entered for the period.

Results depend on user-entered financial information. CFADS definitions vary among lenders and analysts, and debt-service definitions may differ by loan agreement. Use comparable periods for CFADS and debt service. This Tool does not determine covenant compliance or loan eligibility. Accounting income and cash flow are not interchangeable; review debt terms in the financing documents.
